Development finance is designed for ground-up construction projects — whether you're building a single house, a block of flats, or a row of homes. It provides staged funding to cover land acquisition and build costs, typically drawn in arrears as work progresses.
This finance is ideal for experienced developers or those working with professional teams (e.g. main contractors, project managers). Most lenders will want to see a clear development appraisal, planning permission, build contract, and exit plan (sale or refinance).
You can often borrow up to 65–70% of GDV (Gross Development Value) or up to 100% of build costs, depending on your experience and the deal structure. Interest is usually rolled up, and repayment is made at the end of the term via sale proceeds or refinancing.
